LITTLE BEAR

The Little Bear Subdivision currently includes 47 single-family residential lots ranging in size from 2 to 16 acres along with 15 acres of common area and connecting roadways.  Little Bear is nestled against the Gallatin Mountain Range on a bench east of Highway 191 and the Gallatin River.  We are located a couple of miles south of Gallatin Gateway, just off the end of Little Bear Road.


Our HOA is led by a Board of Directors comprised of nine members including a President, Secretary, Treasurer, and six other members.  We currently have two standing committees:  Architectural Control Committee and Roads & Common Area Committee.  All positions are filled by volunteers and HOA members are strongly encouraged to participate.  Our Annual Membership Meeting is held in August and the Board typically meets in July and on other occasions as needed.


Our fiscal year budget cycle begins with the Board establishing an operational budget in September for the next 12 months.  That budget is typically announced in July, along with the annual assessment amount needed from each lot to fund that budget. Annual assessment payments are due by December 31.  Our Annual Assessment for fiscal year 2024-2025 is $900 per lot.  Annual assessments are used primarily for maintenance, improvements, and snowplowing of common roads in the community.

Little Bear is a residential subdivision located in the Gallatin Gateway community of Gallatin County, Montana.  Our subdivision and the Little Bear Homeowners Association (LBHOA) were established in December 1978.  LBHOA was  incorporated as a Montana Non-Profit Corporation in October 1991.
