NEWS OF COMMUNITY INTEREST:

  • Red Cross holds frequent blood drives at the Gallatin Gateway Community Center.  They are always in need of blood and your donation may help save a life! Please watch for their announcements and consider donating. Walk-ins are welcome.
  • Wild Montana (formery Montana Wilderness Association) sponsors Wilderness Walks in the summer and Wild Winter Adventures in the winter. These events are led by MWA volunteers and are free and open to the public.  MWA also maintains an on-line trail guide of hikes all across Montana. IMPORTANT REMINDERS:​​​

  • Our board is receiving more questions and complaints about the improper storage of trailers and equipment on lots within our HOA. If your storage of such items is not in compliance with our Covenants, please take action immediately to bring it into compliance.  Our Covenants and our Procedures for Enforcement of Covenants are available on the "Governing Documents" page of this website.
  • Our community is growing and so is our dog population. Please be a responsible owner and don't let your dogs bark excessively or act aggressively toward walkers, other dogs or horses. If you don't know if your dogs are guilty of this behavior or not, then you aren't paying enough attention to them or to the wishes of your neighbors.  Good owners make good pets.  Here is a link to Gallatin County's Animal Control Officer: https://gallatincomt.virtualtownhall.net/animal-control
  • Gallatin County requires that noxious weeds be controlled. Our HOA treats our roadsides as needed, but each member is responsible for controlling noxious weeds on his or her property. Here is link to a local resource: https://gallatincomt.virtualtownhall.net/weed-district
  • Please drive slowly on our roads. We have children playing, walkers, bikers, pets, horses and wildlife to watch out for, and your slower speeds generate less dust and less washboarding on road surfaces.  We also have occasional road maintenance and snow plowing activities, so watch out for equipment and workers and give them the right-of-way.
  • Be familiar with our Covenant restrictions on land use, new structures, screening of propane tanks, fencing, prohibition against 24-hour outside lighting and storage of trailers and equipment.  Consult the ACC if you have any questions or need review and approval for planned activities. Don't wait until you start the project - ask first!
  • ​​Many of our residents appreciate the dark skies of our area and enjoy watching the stars and moon. Please do your part to minimize light pollution by turning off lights when not needed and by using outside lights sparingly. Our covenants prohibit the use of 24 hour lights. Consider installing motion sensors and light shields on outside fixtures to minimize the time in use and area impacted by these lights. VOLUNTEER OPPORTUNITIES WITH OUR HOA:

  • All HOA Members are encouraged to attend the Annual Membership Meeting in August.  Please submit any agenda items well in advance of this meeting, as required by our governing documents.  Resolutions for voting must be submitted in writing to our secretary no later than 10 days prior to the meeting.
  • Our Roads & Common Area Committee and Architectural Control Committee are open to volunteers willing to join and help out.
  • Please support your HOA by volunteering your time.  Contact any Board Member if you would like to help.

LITTLE BEAR HOA MEETINGS:

  • Our most recent Annual Membership Meeting was held on August 24, 2023. Minutes from this meeting were sent to all HOA members by email on September 3, 2023.
  • The Board of Directors will meet as-needed over the course of the year.  If you have any topics for Board discussions or other questions, please reach out to any Board member.

ANNOUCEMENTS:

  • ​During wildfire season, please be extra cautious with any fires or activities that may create sparks and obey all local fire restrictions.
  • Please be courteous of your neighbors, control pets, and ensure you are aware of noise levels that can carry across the neighborhood.
  • With the recent increase in short-term property rentals around the area, all property owners are required to ensure their renters (where applicable) are aware of our community restrictions and that all guests adhere to the covenants.  Owners are responsible for the behavior of guests and renters.  Please stress to your guests the importance of our community restrictions including, in particular, safe driving speed and respectful noise levels.
  • Dues for 2024-2025 have been set at $900 per lot and are payable before December 31, 2024.  Please send your check to Treasurer, LBHOA at PO Box 289, Gallatin Gateway, MT 59730.
